Job Description

Hand & Stone Massage and Facial Spa is seeking an experienced and highly motivated Real Estate Manager to join our team. The ideal candidate will be a strategic thinker with a strong background in commercial real estate development, who is eager to drive growth and success. The Real Estate Manager will be responsible for the overall management and execution of real estate development projects for Hand & Stone Franchise owners in their assigned region.

Responsibilities:

  • Lead the company's real estate development efforts, from market analysis and site selection to lease execution, in the assigned region
  • Source and qualify site opportunities by running and analyzing demographic reports, zoning, cost and other pertinent market information within a territory to ensure compliance with Hand & Stone’s site criteria
  • Collaborate with other departments to ensure successful spa launch
  • Travel to required market areas to visually inspect and evaluate proposed sites, existing stores, and competitors within the trade area with franchise owner and real estate partners
  • Ensure regular communication with franchisees to support compliance with development obligations.
  • Responsible for spa optimization opportunities through existing spa relocations & expansions
  • Manage the real estate development process from engagement to completion
  • Research and identify potential issues and risks associated with each site (zoning, variance requirements, restrictions etc.) that can impact the deal and communicate recommendations to Franchisees and team
  • Manage site inventory within assigned region
  • Review the Lease draft for accurate representation of LOI agreement, timelines, obligations, entitlements, signage rights, costs and H&S Franchisor Provisions
  • Manage relationships with external partners, including Landlords, REIT’s, and attorney’s. Ensure real estate broker network is well educated and accountable for fulfillment of existing commitments and proactive site sourcing in key markets
  • Continuously monitor and evaluate project performance, providing recommendations for improvement to the real estate development process

Desired Skills & Experience:

  • Bachelor's degree in real estate, finance, business management, or related field
  • 3+ years commercial real estate experience, with strong track record of successful project management
  • Strong market analysis skills, experience with GIS/demographic applications, and success managing site selection process
  • Strong leadership skills, with experience managing multiple projects concurrently
  • Excellent communication and interpersonal skills, with the ability to effectively communicate project information to team and franchise owners
  • Proven track record of driving growth and success through project development, site selection and real estate development
  • Strong, professional and effective verbal and written communication skills
  • Strong negotiation and transaction management skills
  • Ability to work remotely and independently and as part of a team in a fast-paced, dynamic environment
  • Up to 50% Travel

Salary: Commensurate with experience
